I never intended to write a book like this. Over the years, I simply found myself having countless conversations with military families trying to navigate homeownership while carrying the weight of service, sacrifice, relocation, and uncertainty. I realized very quickly that there was no shortage of marketing in the mortgage industry—but there was a shortage of honest, practical guidance.

As the founder of Operation T.A.G., I’ve had the privilege of working with veterans, active-duty service members, and military spouses across the country. I’ve listened to their stories, their frustrations, and their fears. Far too many families felt overlooked after giving so much to this country.

That’s why this book was written. Not to sell something. Not to impress anyone. But to create a resource that speaks plainly, honestly, and with genuine gratitude for the people who serve.

My hope is simple: that somewhere in these pages, a military family finds clarity, encouragement, and the confidence to move forward toward homeownership and a stronger future.

Brett Stacy is the Founder and National Director of Operation T.A.G. (Tangible Act of Gratitude), a 501(c)(3) nonprofit dedicated to serving military families through meaningful, real-world support—especially in achieving homeownership.

With decades of experience in the mortgage industry, Brett has made it his mission to turn gratitude into action. Through initiatives like the Hometown Hero Credit, he has helped deliver over $1,000,000 in direct support to military families across the country.

But beyond business, Brett writes with a deeper purpose. His books are built on life lessons, personal experiences, and a desire to leave something meaningful for the next generation—especially his children and grandchildren, who continue to inspire his work.
